While we hope that no one leaves due to this project, the financial model assumes a 5% attrition rate. Industry data show private clubs often see increased usage after capital investments, which help sustain membership for years.
During development, a local general contractor provided detailed construction cost estimates. Deca also assessed costs for furnishings and finishes based on interior standards for aesthetics and durability.
After project approval, the joining fees for each membership level will be adjusted to align with the upfront portion of the members’ investment in the project, as previously outlined. This change will ensure new members have a fair buy-in when they join the Club.
The Club’s Board is dedicated to serving members and believes the plan will improve the financial position by maintaining and upgrading facilities, which is essential to avoid financial decline.
We sincerely hope the vote will succeed. However, if it does not, the Club will still encounter substantial challenges related to the facility’s condition and would need to quickly boost the Asset and Equipment Replacement fund to make marginal improvements.
